    Inside the ‘World’s First Human Optimization Residence’

    Wellness has long been a focus for wealthy homebuyers—but that trend has now been taken to an awe-inspiring new level with the debut of a $75 million Miami penthouse that is not only designed to improve its residents’ lives, but to actually extend them.

    Described as the world’s first “Human Optimization Residence,” the unit is located inside the exclusive Rivage Bal Harbour development and is the final penthouse available at the property.

    The home, which is known as The Ocean Penthouse, is “intentionally designed to enhance longevity, recovery and everyday performance,” according to a description provided to Realtor.com®.

    The reimagined Ocean Penthouse was conceived by luxury real estate company MILLION’s Founder and CEO Andrés Muñoz, who first thought of the concept while studying longevity science and working with “ultra-high-net-worth clients.”

    For the past two years, Muñoz and his wife, Madeleine Saade, have embedded themselves in the latest research on healthspan, biological aging, and human performance. The couple even earned a spot among the top 10 participants of the global Rejuvenation Olympics leaderboard.

    Muñoz and Saade’s research has provided direct insight into how “emerging wellness technologies and evidence-based practices are influencing the future of luxury living.”

    “Luxury has long been measured by location, craftsmanship and exclusivity,” Muñoz says. “The Human Optimization Residence represents a shift toward designing residences that support longevity and quality of life without compromising exceptional design.”

    Created in collaboration with Related Group, Two Roads Development, and Rockpoint, The Ocean Penthouse features spacious sunrise and sunset terraces with gorgeous views of the Atlantic Ocean, Biscayne Bay, and Miami skyline.

    The sunset spa terrace is furnished with a sauna, steam room, hot tub, and cold plunge.

    “The ability to begin the day overlooking the Atlantic and end it with sunset views across Biscayne Bay is incredibly rare,” Muñoz says. “That relationship between the indoor wellness program and the natural environment is one of the home’s greatest strengths.”

    Inside, the “holistic residential ecosystem” doesn’t just offer a single wellness room, but the theme of wellness is integrated throughout the whole dwelling. From a dedicated wellness and recovery suite, hyperbaric oxygen therapy room, and various fitness and movement spaces, this luxury home is supporting “healthier daily routines while maintaining the elevated aesthetics.”

    Additionally, the residence features circadian lighting throughout the abode, advanced air and water purification systems, and sleep-optimized bedroom environments, truly showing how wellness and longevity are the foundation of the entire home.

    “What makes this residence so special is that wellness is not confined to one room or treated as another amenity, but rather the entire home has been designed around how the resident moves, sleeps, recovers and performs each day,” Muñoz says.

    Expanding 19,795 square feet across three levels, floors 23, 24, and 25, The Ocean Penthouse gives affluent buyers the chance to partake in infrared and red light therapy, as well as cold plunge and thermal recovery experiences.

    Floor 23 of the residence is dedicated to the primary suite with custom lighting and dazzling ocean views. From the suite, residents can access adjacent terraces, two bathrooms, a library or lounge room, a media room, and a fitness studio.

    Featuring five bedrooms, six bathrooms, and three powder rooms, the primary bathrooms open onto expansive terraces and are designed in serene neutral tones. The water-inspired design flows throughout the residence as the bathrooms are completed with European marble, natural stone, Dornbracht fixtures, fluted glass, and wood details.

    The light-filled media room is perfect for gatherings, entertaining, or relaxing and watching the sun rise through the floor-to-ceiling windows.

    The fitness studio opens out to a terrace overlooking the Atlantic Ocean and is flooded with natural light, creating the ideal setting for a calming yoga session.

    The home also has two private elevators and two interconnecting staircases for ultimate privacy and ease. Additionally, the penthouse is equipped with two laundry rooms and service rooms.  

    The Ocean Penthouse also includes a great room perfect for gatherings and entertaining, an eat-in kitchen, kitchenette, a bar, and two outdoor kitchens.

    The great room is completed with rounded, softened lines that welcome guests into the space.

    The main kitchen is finished with custom European White Oak Molteni&C cabinetry and flooring, Sub-Zero and Wolf appliances, and Dornbracht fixtures. The fluted lacquer island is perfectly complemented by a Luccicoso marble hood, backsplash, and counters.  

    “There are many exceptional waterfront homes in South Florida, but none combine this degree of scale, privacy, service and wellness integration,” Muñoz says. “It offers the privacy and scale of a coastal estate, but within a fully serviced oceanfront building.”

    The Ocean Penthouse is located within a 25-story, 56-residence tower designed by Skidmore, Owings & Merrill. The dwelling is placed in a shoreline position with 200 feet of private beach access.

    With interiors designed by Rottet Studio and landscapes completed by Enea Garden Design, the building itself features heaps of luxurious amenities, including private elevator arrival, concierge valet, butler service, and an estate manager.  

    To take wellness to another level, the building also offers a fully serviced beach club, resort-style pools, padel and pickleball courts, fitness and dining areas, and a spa with hammam and plunge pools.  

    The Ocean Penthouse was originally part of a larger unit—known as “Billionaire’s Bunker”—which was marketed for $150 million. However, the residence was later divided into three separate penthouses, and the bottom two levels have already sold.

    “The ideal buyer is not simply looking for a beautiful penthouse or a collection of impressive amenities,” Muñoz explains. “They want a private environment that makes their daily life more efficient and allows recovery, movement, sleep and wellness to become part of their routine.”

    The Ocean Penthouse is scheduled for completion in 2027.
