A luxurious Vermont mansion that features a climate-controlled underground tunnel, reinforced concrete vault, and a host of over-the-top amenities has been put on the auction block—with no minimum bid and no reserve.

That means that the homeowners, Adam and Sarah Hergenrother, are handing over the property to the highest bidder, regardless of price.

Located in Stowe, VT, the property known as The Preserve at Wade Pasture sits behind the gates of one of the town’s most prestigious mountain enclaves, Robinson Springs. Guests are welcomed to the property by an antique red Stowe Mountain Resort gondola.

“An offering of this caliber is seldom available—don’t let it slip away,” the listing teases.

The extraordinary estate was designed “as a private family sanctuary where craftsmanship, engineering, recreation, and nature exist in remarkable harmony,” a press release states.

The 10,000-square-foot residence features a concrete underground tunnel that leads to the lavish sports complex. This 7,000-square-foot sports barn is equipped with a heated turf, making it ideal for playing tennis, pickleball, golf, or other activities.

An outdoor court is also available for tennis, pickleball, or basketball. The grounds also consist of a heated pool with a natural stone wall, a winter sledding hill, and a 14-foot-deep spring-fed swimming pond accompanied by a 12-foot diving rock.

“This is not simply another luxury home,” says Stacey Torrey, vice president of Integrity Luxury Real Estate Auctions. “The Preserve at Wade Pasture was built to become a legacy property—one designed for generations of family gatherings, recreation, and unforgettable experiences.

“It offers a level of craftsmanship, privacy, and lifestyle that is exceptionally difficult to replicate today.”

The first-floor primary suite offers nature views and a spa-level bath experience. A secret door within the suite leads to the underground tunnel.

Offering five bedrooms and eight bathrooms, the abode is completed with an epicurean kitchen that features a quartz waterfall island, Wolf and Sub-Zero appliances, and a Vero water filtering system.

The kitchen and living space flow seamlessly together through accordion glass doors and onto 5,000 square feet of bluestone patios.

A contemporary basement has the “Nordic-inspired wellness wing,” where a full gym, infrared sauna, and Tonal system await.

In addition to the impressive spread of wellness-focused features, the property is equipped with high-security amenities, including four secret rooms and a “reinforced concrete vault.”

The mountain sanctuary also contains an executive office space, a three-sided fireplace, and a 1,300-square-foot guest apartment.

This distinct residential offering has a commercial-grade timber construction featuring thick, concrete subfloors and silent hydronic radiant heating.

Built in 2024, 1084 Wade Pasture Road happily marries the beauty of its natural surroundings with cutting-edge luxury—featuring Douglas fir beams throughout as well as a Crestron smart-home automation system.

Car fanatics will no doubt be drawn to the incredible storage facilities, which include a heated three-car garage as well as a detached two-car garage.

Situated on 11.6 acres with gorgeously clear views of Mount Mansfield, The Preserve at Wade Pasture is only 10 minutes away from the Stowe Mountain Resort.

“There is something unforgettable about standing on the property,” Torrey says. “The mountain views, the craftsmanship, the peaceful setting, and even the walk through the underground tunnel create an experience that simply cannot be conveyed on a screen.”

The home was originally listed for $15.8 million in June 2025 but failed to find a buyer—prompting the owners to pivot to a new strategy. Initially, the ask was lowered to $15 million, however when that decrease still didn’t bring in an offer, an auction proved the next best step.
