    Chip and Joanna Gaines are ready to add yet another impressive real estate win to their awe-inspiring resume after snagging a buyer for one of the reality TV-approved renovation projects mere days after putting it on the market for $935,000.

    The property, which is located around 30 minutes from the couple’s iconic Waco, TX, farmhouse, was one of three dwellings that were listed by the Gaineses earlier this month, having all been given a total overhaul by the reality TV stars.

    While two of those properties—The Castle and The Hillcrest Estate—remain on the market, the third, and cheapest, of the trio, which is known as The Gristmill is already under contingent offer, according to records.

    The historic abode, which was built in the late 1800s, is located “in the heart of Valley Mills,” according to the listing, which calls quick attention to the extensive work that Chip, 51, and Joanna, 48, carried out at the property.

    “The historic Gristmill offers a rare opportunity to own a beautifully restored landmark reimagined by Chip and Joanna Gaines,” it continues. “Blending historic charm with elevated modern design, this one-of-a-kind property features exceptional craftsmanship, luxurious finishes, and versatile living spaces throughout.”

    However, the home—which is listed with Heather Foss, a real estate agent with the couple’s own agency, Magnolia Realty—also boasts another impressive credential that isn’t highlighted in the description: a starring role on Joanna’s cooking show, “Magnolia Table.”

    The mother of five previously revealed on the Magnolia website that the decision to use the property as the set for her series had been somewhat fated, noting that she and her team began looking for the perfect backdrop for the show just as she and Chip were about to embark on the renovation.

    “Around the time that we started looking for places to film the cooking show, Chip and I were about to turn our attention to a new project—an abandoned gristmill that sat on the outskirts of town,” she recalled.

    “It was built in the late 1800s as a flour mill, and we’d fallen in love with the entire property, starting with the old-world charm of the natural stone facade and wood beams that stretched across the high ceilings. It had been converted into a residence and, for the most part, was in good condition.

    “Originally, we had thought it would make a beautiful bed and breakfast. But, as the thought of turning it into the set for my cooking show came to mind, suddenly the whole place was coming to life in a whole new light.”

    The couple worked hard to carefully preserve the property’s most impressive historic details, including exposed wood beams and beautiful stone walls, while adding a modern feel to the home, adding unique elements like a metal-framed glass wall that separates the family room from the staircase and an enormous copper soaking tub in the primary suite.

    It was not just the interior of the property—which boasts, as one might expect, a jaw-dropping kitchen—that captured Joanna’s attention, but also the “neglected” backyard garden, which she quickly realized was full of potential.

    That greenhouse remains one of the more alluring features of the property to this day, along with its two kitchens, the first of which is located on the main level, while the other—a full-scale commercial-grade space—can be found in the basement.

    “The main level showcases an expansive open-concept living, kitchen, and dining area centered around a studio-grade kitchen with a premium La Cornue Chateau 150 range, custom cabinetry, and striking architectural detail,” the listing notes.

    “The lower level features a fully equipped commercial-grade kitchen with Sub-Zero, Wolf, and Cove appliances designed for large-scale entertaining.”

    Elsewhere, the property features three bedrooms, two of which are on the main floor, while the primary suite—which features a “spa-inspired bath and dedicated office space”—can be found upstairs.

    “Outdoor amenities include a newly constructed rear deck, finished carport, thoughtfully designed greenhouse with heating and cooling, and a charming chicken coop with enclosed run—creating a unique blend of luxury, functionality, and country living,” the description continues.

    The other two homes that hit the market at the same time as The Gristmill are still on the market in Waco—with The Castle listed for $2.7 million, while The Hillcrest Estate has an asking price of $1.7 million.
