The Hamptons is packed with over-the-top estates, extravagant compounds, and elegant beach retreats—but one recently listed abode is proving that, no matter the size or luxury amenities, not all Long Island mansions are created equal.

Located in the upscale enclave of Southampton, the 1-acre retreat at 177 Bridies Path was originally built in 1980, but has been extensively reimagined in recent years by actor, developer, and HGTV personality Ricky Goldin.

The home, which is on the market for $3.69 million, now comes with a magazine-worthy design with newly renovated and curated interiors.

Tucked away at the end of a private cul-de-sac and bordered by preserved parkland, the 3,762-square-foot residence blends polished designer finishes with the kind of relaxed indoor-outdoor living that defines summer in the Hamptons.

But what truly sets the property apart is the creative mind behind its transformation.

“Goldin owned the home and completed the renovation in June 2020,” says listing agent Keith Williams. “It was featured in the HGTV series ‘Favorite Places.’”

But the connection didn’t end there. After purchasing the property, the current owners hired Goldin and his design team to undertake a major expansion project that added roughly 1,600 square feet of living space and transformed the attached garage into a seamless extension of the home.

That latest phase of renovations was completed in summer 2024.

The result is a residence that’s both designer-approved and summer-ready.

“New-construction houses with lower-end finishes in the area are selling for over $4 million,” Williams explains. “Those lots are generally in busier locations and still need a designer’s touch to bring them to life.

“This home is privately tucked away, backing preserved land, and has high-end everything with perfectly curated furnishings and finishes.”

The updates also go beyond aesthetics. Since 2020, nearly every major system has been modernized, including HVAC equipment, heating systems, hot water systems, water filtration, skylights, pool equipment, shingles, flooring, and lighting.

Inside, the home leans heavily into open-concept entertaining. The expansive eat-in kitchen is centered around an oversized island with a waterfall edge. The space flows effortlessly into multiple indoor and outdoor gathering spaces.

“Buyers will love entertaining in the open-concept layout. This kitchen design really allows friends and family to gather in the heart of the home,” Williams says.

All four bedrooms are configured as en suites, offering a resort-style sense of privacy for guests and owners alike.

The primary suite, which Williams describes as “an oasis,” includes a fireplace, a spa-inspired bathroom with an oversized soaking tub, and a private balcony with water views.

The luxe resort ambiance continues outside with a heated saltwater pool, spa, shower, and lounging areas.

“There’s room for dining, lounging, and running around,” Williams says. “It’s also set way off the road for ultimate privacy, and backs up to land owned by Suffolk County Parks Department, which offers peace of mind that the wooded views will never be disturbed.”

And like all the best beach houses, you’re never far from the hustle and bustle of town life.

“This home is under 8 miles to the shops and restaurants in Sag Harbor, Southampton Village, and Bridgehampton,” Williams notes.

For buyers hoping to bypass the renovation process so often associated with Hamptons real estate, this property offers a rare turnkey opportunity.

“With this home, you can purchase a fully furnished, designer-styled residence and move right in for summer,” says Williams.
